St Barts Lurin Guide: The Most Private Neighbourhood on the Island
Lurin is the hillside area above Gustavia that contains the island’s most sought-after villa addresses. Harbor views, extreme privacy, 5 minutes from the best restaurants — and the kind of elevated seclusion that defines the St. Barts villa experience at its finest.

What Is Lurin?
Lurin is the residential hillside area rising south and west of Gustavia — a winding network of narrow roads climbing the volcanic hills above the capital, with individual villas and small estates set into the hillside at different elevations. There is no village, no commercial strip, no beach — Lurin is entirely residential. What it has is elevation, privacy, and the island’s most dramatic harbor and ocean views.
The area directly above Gustavia is sometimes called “Lurin” and sometimes called the “Gustavia hills” — the distinction is informal. The key characteristic throughout: steep roads, private gated driveways, villas that look down over the harbor or out to the Caribbean, and extreme quiet after 10pm when the harbor lights below are the only movement visible.
Why Lurin Has the Island’s Best Views
The angle from Lurin is unique. Looking north from an elevated terrace, you see: Gustavia harbor directly below — superyachts, tenders, the town’s red-roofed buildings — and beyond it, the Caribbean stretching to Sint Maarten, Anguilla, and on clear days Saba and Statia. At sunset, the harbor catches the light in a way that makes every photograph look like it was taken by a professional. At night, the harbor lights reflected on the water below a black sky is one of the most beautiful views in the Caribbean.
Lurin Villas: What to Expect
Lurin villas typically feature: infinity pools that appear to drop off the hillside toward the harbor or sea; open-plan living areas designed to maximize the view; outdoor terraces larger than the interior living space; and complete privacy from neighbors and roads. Most are 2–5 bedrooms. The largest estates in this area have 6–8 bedrooms with multiple pools.
Prices reflect the premium position: expect €2,500–€12,000/night in peak season for a quality Lurin villa, €1,200–€5,000 in shoulder season. The premium over comparable villas in other areas is 20–40% — justified by the views and the proximity to Gustavia.
Getting Around from Lurin
A rental car is absolutely essential in Lurin — the hillside roads are not walkable to any beach or restaurant. Gustavia is 5–10 minutes by car. Shell Beach, Do Brazil, and Le Select are all within that radius. Gouverneur Beach is 15 minutes. Saint Jean is 12 minutes. The hillside position feels private and removed, but the island is small enough that nothing is truly far. Book your rental car here →
